Hiring a professional and certified home inspection company to inspect your new dream home can pay for itself many times over both monetarily and with peace of mind. A home inspection gives you detailed information about the overall condition of the home prior to purchase.

Although we do not require you to be present during the inspection, we encourage you to attend at least the final portion of the inspection. This allows us to walk through the property with you, pointing out findings and explaining elements of the report. Below is a short description of some of our inspection services. The Home Inspection

Our home inspection is a visual examination of the readily accessible components of a home.  Premier Inspection Services performs an examination of the property per the International Association of Certified Home Inspectors (Inter NACHI) Standards of Practice to perform the following:

BUYER’S HOME INSPECTION

A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property. Evaluation of the major home systems including HVAC, electrical, plumbing,& roof, their essential components as well as their function, especially where their failure can result in dangerous conditions or expensive repairs is our primary focus. The attic, exterior, grounds and draining, interior rooms, bath-rooms, kitchen, laundry, garage and foundation are areas included in this inspection. Any defects in these systems will be clearly described, and the report will include repair recommendations and photographs. Maintenance deficiencies will be addressed and future maintenance recommendations will be provided.

SELLER’S PRELISTING INSPECTION

Eventually, your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.  

Having an inspection performed ahead of time is beneficial in order to alert you to immediate safety issues before agents and potential buyers tour your home This will allow you the opportunity to make needed repairs ahead of time so that defects won’t become stumbling blocks for negotiations later, and may help alleviate a buyer's concerns and suspicions.

NEW CONSTRUCTION INSPECTIONS

Many assume that because a home has passed all local building inspections, it must be in good shape. Unfortunately, even a new home can have flaws, sometimes major ones. The fact is, construction workers occasionally make mistakes, and some have even tried to disguise the problem instead of fixing it properly. A home inspection can detect errors and allows you to negotiate with the builder in order to get them corrected before you take ownership of the property. An inspector is your last line of defense against major defects.

 

CONSTRUCTION DRAW INSPECTIONS

This inspection is conducted for property owners and/or construction lenders during the construction process to determine the percentage of completion at various stages of the construction process. 

Premier Inspection Services construction draw inspections allow for the appropriate amount of funding to be released to the contractor at specific points in time over the life of the construction project. Timing and reports for these inspections are customized to fit the needs of the client.

 1-YEAR WARRANTY INSPECTION

Generally, during this period of time the buyer develops a punch list of items for the contractor to repair under the warranty. Some defects will not be obvious to the untrained eye. This would be a perfect time to use use our infrared thermography services. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a lot of money down the road. This inspection provides the home owner with a professionally prepared report to go over with the builder to document and address possible issues within the warranty period.

 

EMPLOYEE RELOCATION HOME INSPECTION

Prior to the negotiations for purchase of a home, relocation companies generally order a home inspection to determine the need for repair and maintenance.

WHAT YOU CAN EXPECT DURING AN INSPECTION

At Premier Inspection Services, we provide a thorough, unbiased evaluation of the condition of your home on the day of the inspection.  We will discuss the preliminary results with the client during or immediately following the inspection provided they are present for the inspection.  Normally, the written report is emailed to our client in less than 24 hours.
